Fed up of renting: County quality for investors?
₹1.1 Cr for a 3BHK in County... fed up of renting for 8 years, landlord raised rent again. Finally taking the plunge but honestly, worried about construction quality affecting resale value. During site visits, how do you actually spot future issues like seepage or fitting problems after a year or two? Also, do those fancy amenities really attract better tenants or just inflate maintenance charges? Not sure if they truly drive premium pricing or just add to the EMI burden. Has anyone invested in County purely for ROI? What's your experience with long-term maintenance costs due to initial quality?

I can share my experience from a project in Alpha I Greater Noida, which was also ready-to-move around the same time as County (Possession date: 2018-12-31). The initial quality looked decent, but within 2 years, cracks started appearing, plumbing issues became common, and the lifts frequently broke down. It led to huge maintenance charges and constant fights with the RWA. For County, since it's already 2018 possession, many issues would have surfaced by now. Have you tried talking to any current residents in County? They are the best source for actual quality feedback, especially since possession was in 2018.

Totally agree about the amenities. Sab dikhawa hai, just adds to maintenance. ROI ke liye toh bilkul nahi. Most people just use the gym and pool for a few months.

For seepage, check bathroom corners, under sinks, and exterior walls for any discoloration or peeling paint. Even small details like the brand of fittings can give clues.

Haan bhai, it's a specific resale deal that my agent found. Apparently, the owner is in a hurry to sell, maybe moving out of the city. That's why the price is tempting, but the quality part is still bugging me. So, yes, it's not the builder's current offer.
