Visited a couple of projects in Sector 54 last Saturday. I'm so fed up of renting, landlord raised rent again, so finally taking the plunge. EMI vs rent math makes sense now, hopefully. But yaar, a big concern for me is the water supply. How reliable is it in Sector 54? Is it mostly municipal water or borewell dependent? Aur monsoon mein waterlogging ka issue toh nahi hota? Any residents can share their experience? Not sure if it's a deal breaker but pani ki dikkat nahi chahiye.

Current market conditions in Gurugram are tricky. While Sector 54 has good connectivity, the infrastructure, especially water, hasn't kept pace with development. Prices are already high, so getting a project with reliable municipal water connection is a huge plus point for future resale value too.
Been there, done that! I almost booked in Sector 54 two years ago, but backed out because of the water situation. The project I was looking at (won't name names yet) was heavily borewell-dependent, aur unka water table kaafi neeche ja raha tha. Plus, monsoon mein waterlogging toh common hai Gurugram mein, especially in the older parts or low-lying areas. Have you checked if the projects you saw have proper storm drainage systems? Which projects were you considering, if you don't mind sharing?
It's really tough to name specific projects as the situation can change. Best bet is to talk to existing residents in the societies you're interested in, not just the sales team. Visit the area during different times of the day, and ideally, during monsoon. If a project claims municipal water, ask for the connection documents from GMDA. Don't just take their word for it. It's a big investment, so do your due diligence, yaar.
That's scary about the water table. And the drainage! I'm also looking in that area. Are there any specific projects you'd recommend avoiding due to water issues, or any that have surprisingly good municipal connections from day one? I'm trying to avoid surprises.
You're right. Many projects initially rely on borewells. As for projects, I heard some good things about Emaar Emerald Hills and M3M Golfestate regarding water management, but they are on the higher side.
Sector 54 is a mixed bag, yaar. Some pockets get decent municipal supply, but a lot still relies on borewells. My uncle lives near Airport Road (Gurgaon side) and they face huge issues in summer. Definitely check the specific project's water source before booking. Builder bolte kuch hain, dete kuch aur.
You hit the nail on the head. I live in a society nearby, and last monsoon, our basement parking was completely flooded for three days. The builder just shrugged it off, saying it was 'unprecedented rain.' But the reality is, the drainage system is inadequate. For Sector 54, if it's a new project, demand to see their drainage plans and ask about historical waterlogging data for that specific plot. Don't rely on builder's word.
Totally agree with you about checking the specific project. My cousin bought in a prominent society in Sector 54, and they got municipal supply only after 3 years. Till then it was tanker mafia. Even now, pressure is low during peak hours. It's not just Airport Road, even areas like Badshahpur face similar woes.
Bhai, totally understand the EMI vs. rent struggle! Landlord ne meri bhi jaan kha rakhi hai. Sector 54 is decent, but water is a real concern. Good you're asking.
