Faridabad mein flat dekh raha hoon, especially Goyal Luxury Floors. Brochure mein kids play area bahut accha lagta hai, but actual mein kitna usable aur safe hai? Ya bas naam ke liye hai?

Toh finally, kids play area ka kya? Brochure mein toh slide aur swings dikh rahe hain, par kya woh actual mein banega bhi ya bas space chhod denge? Aur uski maintenance kaun dekhega? Itna paisa dekar bhi basic facilities ke liye ladna pade toh kya fayda?
Dekho, 4 units ka project hai toh maybe builder ka focus quality pe ho. RERA 'Not Applicable' is sometimes due to the project size being very small, not necessarily always a red flag if it's a genuine builder. But yes, for a first-time buyer, it's a huge risk. You need to do thorough due diligence on Rahul Mangla's past projects, if any. Don't just go by the fancy brochure pictures.
Mere dost ne bhi ek baar aise hi 'upcoming' project mein book kar diya tha, Sector 35 ke paas. Brochure mein sab dream project lag raha tha, swimming pool, gym, kids play area, sab kuch. Par possession date extend hoti gayi, aur abhi tak uska project stuck hai. Builder ne bas funds uthaye aur kaam slow kar diya. Bahut dikkat hoti hai jab RERA nahi hota, koi accountability hi nahi rehti. Isliye, sirf amenities dekh kar mat book karna, builder ki credibility sabse important hai.
2026 mein possession aur abhi 'Upcoming' status? Aur RERA bhi nahi? Yeh toh red flag hai. First-time buyers ke liye yeh bahut risky investment ho sakti hai. Builder agar itna bada amount charge kar raha hai, toh at least RERA compliance toh honi chahiye na. Kahi small time builder toh nahi hai ye?
U8, yeh project UPCOMING hai aur possession date 2026-04-01 mention ki hai. Lekin U7 ne jo bola, woh bhi dhyaan rakhna padega, especially jab RERA number 'Not Applicable' ho.
