Fed up of renting, finally buying in Gurgaon

Spent the whole Sunday checking out options in Sector 80, including Shapoorji Pallonji Joyville Gurugram Phase IV. Honestly, fed up of renting now, finally taking the plunge. My main worry is builder ka track record aur RERA compliance. ETR Group jaise builders ka legal history kaise check karte hain? Especially for projects under construction. Aur agar builder delay kare, RERA ke under kya real options milte hain? Kya RERA complaints actually effective hain ya bas paperwork hai Gurgaon mein?
