Fed up of renting for years, I'm finally taking the plunge on a Gurugram property, maybe like Birla Arika. I'm really concerned about construction quality affecting resale and tenant attraction. Does a big, fancy clubhouse actually justify higher pricing or just become a ghost facility with hefty maintenance, hitting my ROI? How quickly do minor construction issues start affecting long-term value?

Yes, small issues become big problems. My brother bought a flat in Baliawas, and the builder used sub-standard fittings. Within 3 years, he had to replace all bathroom fixtures and kitchen cabinets.
