posted on 29 MarFed up of renting, finally buying in Noida!
I'm done with renting. Landlord ne fir rent badha diya! Thinking of buying in Noida. Heard mixed reviews about RSG Landdeveloper Pvt Ltd. Anyone invested in their projects? Sector 150 sahi hai? Also, plot vs flat... which is better for returns? EMI vs rent math bhi confuse kar raha hai.

So, @U1, what's your budget and which sector are you leaning towards now? We can give more specific advice.
Plot vs Flat depends on your long term goals. If you want to build your dream home, plot is the way to go. But if you want a hassle free life, flat is better.
Remember to factor in property tax also while calculating EMI vs Rent. It can be a significant amount.
EMI vs Rent is a tough one. I used a home loan calculator online. Helped me understand the actual cost.
Sector 150 is good for investment, especially with the upcoming Jewar Airport. Prices will definitely go up.
Be very careful with builders in Noida. Bahut fraud hota hai. Get everything in writing.
Thanks for all the advice, guys! I'll definitely check the RERA website and research RSG more thoroughly.
One more thing: visit the site before booking. See the actual construction progress. Don't just rely on brochures.
Bhaiyon, Noida Extension (Greater Noida West) ka kya scene hai? Heard prices are lower there.
RERA website pe jaake project details check karo. Possession status, approvals, everything is there.
Don't forget to factor in registry charges and other hidden costs. They can add up significantly.
RSG... I think they have a project near Pari Chowk also. Heard the construction quality isn't great.
RSG Landdeveloper... hmm... I remember reading some negative reviews about possession delays. Google it thoroughly.
Sector 150 is decent. But traffic is becoming a nightmare during peak hours. Consider that too.
I bought a flat in Sector 78 three years ago. Best decision ever! Rent se toh chutkara mila. EMI is still less than what I was paying as rent.
Sector 78 is good! Which project, if you don't mind me asking?
@U11, Lucky you! Mera toh EMI rent se double pad raha hai. But hopefully, appreciation hoga toh worth it hoga.
Don't just focus on ROI. Think about your lifestyle too. Flat mein amenities milte hain, plot mein khud develop karna padta hai.
Sector 150 is developing fast. Good connectivity. But RSG… be careful. Delayed projects kaafi hain market mein.
Plot vs Flat depends on your risk appetite and investment horizon, I think. Flat is less hassle, but plot has more potential for appreciation.
True that! Plot mein toh khud ghar banana padega... that's a huge headache. But the return... oh boy!
@U4, What about security? Flats are generally safer, right? Especially for families.
@U5, Ghar banane mein itna paisa lag jaata hai bhai, ki flat hi sasta padta hai end mein. Plus maintenance ka jhanjhat alag se.
EMI vs Rent… that's the million-dollar question! I made an Excel sheet to compare. Depends on interest rates and property appreciation.
Bhai, same pinch! Rent de de ke toh kidney bik jayegi. Sector 150 is good, but RSG… I've heard mixed things too. Check their RERA registration properly before investing.
Exactly yaar! Rent is killing me. RSG ka naam suna toh hai, but haven't researched them. RERA number is a must! Good point.
