Landlord raised rent again, so I'm finally taking the plunge. Looking at Amrapali projects. Heard mixed things. Amrapali Green Valley looks good on paper, but what about construction quality? Anyone living there faced seepage or plaster issues later on? Also, what about hidden charges at possession? My budget is tight, so unexpected PLC or EDC charges would be a nightmare. Honestly not sure which builder to trust. Has anyone had experience with their customer support after booking? Do they even pick up the phone after you've paid the booking amount? Any insights would be appreciated! Not sure if I'm overthinking it. Am I the only one worried about all this?

Before booking, check amenities completion. I made that mistake. They promised a swimming pool, but it's still just a hole in the ground after 5 years.

Negotiate hard at the beginning! Get EVERYTHING in writing. If they refuse to give it in writing, walk away. That's my advice.
Also, check the builder-buyer agreement carefully. Every single clause. Get a lawyer to review it if possible.
My suggestion would be to explore resale options. You can often get a better deal and avoid some of the hidden charges. Plus, you can see the actual construction quality before buying.

Kya rate chal raha hai Green Valley mein? Sector 22 mein toh rates are going up like crazy because of the metro extension.
Customer support? Lol. Once they have your money, good luck getting them to answer your calls. Document everything, every conversation, every promise. You'll need it later.
I bought in Sector 150 three years ago. It was a bit deserted back then, but now it's booming! Rates have doubled. But finding a good tenant is still a struggle.

Totally agree with U1. Amrapali? Run! I know someone who's been waiting for possession for 8 years! Look at ATS or Godrej, slightly more expensive but worth it for peace of mind.
I also faced similar situation last year. Rent was killing me. Finally bought in Gaur City. But the EDC charges were a shocker! Negotiate hard before booking. Ask about EVERYTHING in writing.
Haan exactly, Noida mein yahi problem hai. They lure you in with low prices and then hit you with hidden charges. EDC, IDC, PLC... it's a never-ending story.
U3, Gaur City is decent. Which avenue? 1st, 2nd, or 4th? I'm in 2nd Avenue. Parking is a nightmare though.

Green Valley? My friend lives there. Plaster is peeling off in some flats. And the clubhouse isn't fully functional yet. He regrets buying there. He told me to avoid it.

Bhai, you're not alone! Noida is a jungle of promises and delays. Amrapali Green Valley... naam toh acha hai, but check the RERA registration properly. Seepage is a HUGE issue in many Amrapali projects. Don't get swayed by the glossy brochures.
