Fed up of renting, finally buying in Noida

Gaurs Group keeps popping up in my Noida searches. Gaursons Gaurs Platinum Towers looks good, but I'm worried about hidden charges. Landlord raised rent again, so I'm finally taking the plunge. Has anyone actually received possession on time from them? Honestly not sure if the PLC they quote is negotiable. I heard some builders add extra charges at the last minute. Also, how is the actual carpet area versus what they advertise? It's a big difference sometimes. EMI vs rent math is killing me. Is it worth paying a bit more for a reputed builder? Anyone have experience with their customer support post-booking? Hope this helps someone.
