Noida Extension — this area keeps coming up every time I shortlist something. Honestly, fed up of renting, my landlord just raised rent again. Finally taking the plunge for a 2BHK, my budget is around ₹70-80L. But yaar, this price per sqft reality is so confusing. Builders like Godrej or Gaursons advertise a base rate, say ₹5500/sqft near Suthiyana or Sector 137. But then with PLC, parking, club membership, registry, maintenance advance... it jumps like crazy. My calculations show it can easily add 20-25% to the advertised price. Is this normal for Noida Extension? What was your actual all-in cost versus the advertised rate for your property? Should I just factor in an extra 20-25% from the start? What does the community think?
