All-in cost for a 3BHK in Delhi ka real scene kya hai? Fed up of renting, finally taking the plunge. I'm eyeing a 3BHK, say around Prashant Vihar, budget 1.5Cr. Builder price toh bol dete hain, but what about stamp duty, PLC, parking, interiors sab mila ke? Hidden charges baad mein surprise karte hain kya? Secondary market mein negotiation better hoti hai kya?

It's a huge decision, yaar. My advice would be to list down ALL possible expenses, not just what the builder tells you. Talk to people who have recently bought in that specific area. Best of luck!
Prashant Vihar is seeing some good appreciation, but 1.5 Cr for a decent 3BHK is tough. I just checked some listings, and even in Alaknanda, a similar configuration is going for 1.8-2 Cr for a good society, and that's just the base. Secondary market might offer some negotiation, but don't expect miracles in Delhi right now; prices are holding firm. RERA registration is key for new projects, check their completion timelines diligently.
U8 is right. Plus, secondary market mein title deed aur property history check karna bahut zaroori hai. Koi hidden legal issue na ho.
U7, I bought my 2BHK in Anand Niketan via secondary market. Negotiation was possible, but not 10%. I managed about 3-4% off the listed price because the seller was in a hurry. It depends entirely on the seller's urgency and the property's condition. Don't fall for brokers promising huge discounts.

Totally agree with U2! My experience booking a 3BHK in Anand Vihar last year was an eye-opener. The builder quoted 1.3 Cr, but by the time I paid stamp duty (around 6% in Delhi), GST on construction, PLC for park-facing unit, mandatory parking, and then interiors, it shot up to almost 1.65 Cr. Hidden charges aren't hidden, they're just not told upfront till you're hooked. Definitely factor in 20-25% extra on the base price.
U4, maintenance is usually separate and quite high initially. Plus, don't forget the electricity meter charges and water connection fees. Small amounts, but they add up when you're on a tight budget. Builders often don't even mention these.

Yaar, 1.5 Cr for a 3BHK in Prashant Vihar, all-inclusive, is a bit optimistic. Builders quote base price, but you'll easily add 20-25% for stamp duty, registry, PLC, IFMS, club membership, and all the other 'extra' charges. Don't forget fit-outs!
Bhai, finally! Good decision. Renting is a black hole. Prashant Vihar is a good choice for connectivity. 1.5 Cr for 3BHK in that area *might* be tight though, for all-in.
