Sarjapur Road – my landlord just hiked rent again, I'm so fed up of renting. Finally taking the plunge, EMI vs rent math makes sense now. I've been checking out places, Svamitva Soul Spring caught my eye. The brochure shows amazing amenities – huge clubhouse, swimming pool, sports courts. But I'm honestly not sure how much of that is real. Are these facilities actually used daily by residents, or are they just for show? Like, is the gym decent, or just a few old machines? And the children's play area, is it safe and well-maintained, or just a token? I'm worried about paying premium for amenities that end up being ghost facilities. Does anyone live there or have experience? What's the reality of the promised amenities vs actual usability?

Been there, done that! My friend bought in a project near Aavalahalli and they promised the moon. Swimming pool was always dirty, clubhouse used for builder's events, not residents. Sports courts were okay but maintenance was a nightmare. Always visit the actual site, talk to current residents if possible, and check reviews specifically about maintenance. Amenities are only good if they are well-maintained and actually usable. Don't just go by brochure pictures, they can be very misleading.
Totally agree with U4. My cousin bought a flat in a project near Adigara Kallahalli, and the gym was just two treadmills and a broken elliptical. They paid for a 'state-of-the-art' gym but it was a joke. For maintenance issues like your friend's, my cousin's society had to collectively push the builder for years, sometimes even taking legal routes. And yes, initial maintenance deposits are often high, sometimes covering 2-3 years, and builders rarely give a detailed breakdown. Make sure to ask for actual pictures or videos of similar amenities in their *completed* projects. Always check the builder's past work
U4, that's my exact fear! Amenities for show. Did your friend's project also have a huge initial maintenance deposit? I'm worried about hidden costs for these 'premium' features. How did they deal with the maintenance issues?
Svamitva Soul Spring ki price range toh kaafi high hai, ₹2.9 Cr se shuru. Itna budget first-time buyers ke liye thoda zyada nahi lagta? Aur possession date 2028, itna late kyon? RERA number toh dikh raha hai but still, long wait hai.
Haan bhai, budget toh big concern hai. My EMI calcs go haywire at 2.9 Cr. So confused.
U3, you're right, price is steep. But 2028 possession is common for large projects nowadays, especially in areas like Aavalahalli where land acquisition takes time. RERA number PRM/KA/RERA/1251/310/PR/220223/005735 is for Phase 1, and the other one is for Phase 2. At least RERA registered hai, that's a plus for safety and transparency.
Totally understand your frustration! Rent hikes are brutal. Soul Spring looks nice on paper, but amenities are always a big question mark.
