Fed up of renting, finally taking the plunge
Is parking allocation a complete nightmare in most new Bangalore projects? I'm finally fed up of renting and looking at properties like Sattva Aqua Vista for investment. My main concern is tenant attraction and resale value. How much does a proper, reserved parking spot actually matter for future tenants vs. the lottery system some builders use? Honestly, I'm not sure if tenants will pay extra for secure, dedicated parking. Also, these fancy clubhouses with all the sports facilities... are they really used daily or just become ghost facilities that drive up maintenance? I've seen some with huge facilities but they look deserted after a year. Does a high-end clubhouse genuinely command higher rent or resale premium, or is it mostly marketing fluff? What's been your experience with these amenities over time?

My cousin bought a flat in Aavalahalli two years back, and they had a 'clubhouse' which was just a glorified gym with two broken treadmills and an empty multi-purpose hall. Maintenance charges are killing them now for facilities they barely use. And parking was a nightmare, especially when guests came over, always a fight for space.
Sahi keh rahe ho. I saw a project near Aishwarya Crystal Layout, fancy facilities but after 2 years, the pool was green and gym equipment broken.
Sattva Aqua Vista ka price ₹2.9 Cr hai bhai, that's steep for a first-time buyer considering it for investment! For 181 units, possession Dec 2024. Is this even worth it for investment with such a high ticket price? RERA number is PRM/KA/RERA/1251/310/PR/120522/004879. It feels like too much risk for a first-time investor.
RERA number toh theek hai, but possession date Dec 2024 hai. Builder delays ka kya? Bangalore mein toh common hai.
But if the area is developing well, like near Agrahara Layout, then even 2.9 Cr can give good returns in 5-7 years. Plus, it's an ongoing project, so some appreciation might still be there before possession. You need to check the exact location benefit.

Yaar, you hit the nail on the head! I'm looking at projects near Akshayanagar and the parking situation is exactly the same. They show you these grand plans but then tell you it's a lottery for parking spots. How can anyone plan long-term with such uncertainty?

Not always a gimmick, to be fair. Some high-end projects, especially in prime areas, do see good usage, especially the pool or indoor games. It can fetch a slightly better rent, but the premium isn't massive, maybe 5-10% max. Resale value pe impact limited unless it's truly world-class and well-maintained. For Sattva Aqua Vista's price range (₹2.9 Cr), tenants and buyers will expect top-notch, genuinely usable facilities, not just empty spaces.
Totally agree with your point on clubhouses. Most of them are just show-off. Hardly anyone uses them after the first few months, and then maintenance costs start piling up for nothing.
Bhai, parking toh sabse bada headache hai. Dedicated parking spot is a must, especially for tenants with their own vehicles. My friend in Adigara Kallahalli had issues renting out his flat for months because of the shared parking situation. Dedicated spot means peace of mind for everyone.
