Fed up of renting, finally taking the plunge

My lease ends in 3 months and I'm honestly fed up of renting now. Finally taking the plunge, considering Pearl Vista in Noida. The price range looks okay, but I'm trying to see past the brochure. Is it genuinely good for daily living, or just good on paper? I'm specifically keen on how to really check amenity quality during site visits. Beyond the shiny pool, are they actually useful and well-maintained, or just for show? Many societies have amenities no one uses. Also, what's the community vibe like? Is it friendly, or more isolated? Any hacks for spotting issues beyond the obvious during site tours would be amazing. Don't want buyer's remorse. Hope this helps someone!
