Fed up of renting, finally taking the plunge in Delhi

Is construction-linked payment plan actually better for end-users like me? Yaar, I'm so fed up of renting in Delhi, landlord ne phir rent badha diya. Finally thinking of buying a 2BHK, maybe in Sarita Vihar. Risland ke projects dekhe hain, but bahut confusing lag raha hai. They're pushing CLP, saying it's less burden. But what about the hidden charges? Super area vs carpet area ka kya scene hai, builders inflate karte hain na? And floor-rise premium, is it really worth paying extra for a higher floor view? My budget is around ₹1.5Cr for a 2BHK. Should I just go for a resale flat instead? Koi experience share karo please.
