Binnypet Rajajinagar mein property prices ka kya scene hai abhi? Fed up of renting yaar, finally taking the plunge. 2BHK ke liye 1.5 Cr tak jaa raha hai... is that justified? Aur wahan ka daily life, traffic aur water situation kaisa hai? Worth it for end-use ya bas hype hai?

Honestly, the daily life in Binnypet Rajajinagar is quite good. You have everything nearby – schools, hospitals, markets, metro connectivity. It's a very mature locality. But yes, the traffic is a pain, and water can be an issue if your building isn't properly managed. For end-use, it's definitely a convenient place, but the price point is the real killer. Are you considering any other areas with similar connectivity?
Exactly, the convenience factor of Rajajinagar is unmatched. But the premium is just too high. We
Similar connectivity at a lower price? That's the million-dollar question! I've been looking at areas further out like near Magadi Road or even beyond Nagarbhavi, but then you lose the 'established locality' feel. Rajajinagar ka charm hi alag hai.
The market conditions in Bengaluru right now are very seller-centric. Demand is high, supply is constrained, and interest rates are still reasonable, so prices are holding strong. Binnypet Rajajinagar, being a prime location with good social infrastructure, will always command a premium. But 1.5 Cr for a 2BHK means you're probably looking at a project with high-end amenities and a reputed builder. Have you verified the RERA registration and possession dates?
Yes, RERA is crucial. And about the 'reputed builder' part, sometimes even big names have issues. Do a background check on their past projects, talk to current residents if possible. My cousin got stuck with a big builder in Whitefield whose quality was pathetic despite the brand name. Don't just go by reputation.
That's a good point about RERA. But even with RERA, builders delay possession like crazy. My friend booked a flat in Adigara Kallahalli three years ago, promised possession in 18 months, still waiting! So, possession date is just a number until you actually get the keys.
RERA registration is a must! I once almost booked a flat near Aavalahalli, and the builder was giving vague answers about RERA. Later found out it wasn't even registered properly. Saved myself a lot of trouble. Always check that first.
Yaar, 1.5 Cr is a huge jump for a 2BHK, even for Rajajinagar. Are you looking at new projects or resale? Naye waale toh builders ne rate badha diye hain because of demand and construction costs. But sometimes resale can be a better deal. Have you checked out any projects near Akshayanagar for comparison? Thoda better prices mil sakte hain wahan.
Akshayanagar is good, but check the water supply there too. Some parts have issues. And connectivity to central Bangalore can be a bit of a stretch during rush hour. For end-use, Rajajinagar might still be better for daily commute if your office is in the west or central part. But the premium is real.
Exactly! Akshayanagar is definitely an option if you're flexible. I saw a decent 2BHK there for around 1.1 Cr last month. Builder ka naam yaad nahi but it was a G+4 structure. Worth exploring before locking into Binnypet Rajajinagar. Prices are just crazy everywhere now.

Bhai, traffic toh poore Bangalore mein problem hai, but Rajajinagar ka peak hour traffic is something else. Especially near the metro station. Water situation is generally okay in established areas but always double-check the borewell situation with the builder. Many projects still rely heavily on tankers.
Justified? Absolutely not. Rajajinagar has always been premium, but 1.5 Cr for a 2BHK in Binnypet is pushing it. It's an older area, so re-development projects demand a premium, but the infrastructure sometimes struggles to keep up. Think about the resale value in 5-7 years.
Same pinch bhai! Main bhi yahi soch raha tha. 1.5 Cr for a 2BHK sounds insane, right? My budget is barely touching 1.2 Cr, aur usmein bhi options mil nahi rahe hain. Kya karein?
