Fed up of renting, MVN Athens for long-term wealth?
Long-term wealth creation is my only goal now, done with renting. MVN Athens mein invest karna chahta hu. Fed up of paying rent, finally taking the plunge. Since it's completed, what's the actual capital appreciation? Resale market kaisa hai, liquid hai kya? Investor ratio high toh nahi hai? Don't want ghost society. Any real experiences, please share.

Dekho, as a first-time buyer, long-term wealth creation is important, but don't ignore immediate liveability. MVN Athens, being completed since 2019, has its pros – no construction delays, immediate possession. But with 1106 units, the community feel might take time to develop if investor ratio is high. Noida market mein abhi bhi sentiment thoda cautious hai, especially for resale. If your goal is purely investment and you can hold for 7-10 years, it might work out. But for self-use with good community, you need to visit multiple times, talk to residents, not just brokers. Check the amenities and how well they are maintained.
Sab theek hai, but maintenance charges kitne hain wahan pe? That adds up for long-term.
Haan, maintenance is a hidden cost. Builder promises low, then it shoots up.
Good point on maintenance! I heard it's around ₹2.5-3 per sqft, which is standard for a society that big. But confirm directly from residents. My friend in Alistonia Estate pays similar.
U1, capital appreciation has been moderate, maybe 5-7% annually for the first few years, but it's not a multi-bagger type of investment. The market in general has been slow. U4, regarding occupancy, it's not fully occupied but not deserted either. I'd say around 60-70% occupancy based on what my friend observes, with a good mix of families and bachelors. He said the possession was smooth since it was already completed by Jan 2019. Resale market is there, but not super fast, depends on your price. Investor ratio, yes, is a bit high, but not a complete ghost town.
MVN Athens? Hmm, I've heard mixed reviews. The price range of ₹26 L – ₹36 L for a project completed in 2019 sounds okay for that area, but check the exact carpet area. My main concern is the total units, 1106! That's a massive society. High investor ratio ka chances zyada hain aise bade projects mein. Ghost society ka darr toh genuine hai, especially if it's far from Alpha I Greater Noida or main hubs. RERA number GGM/326/58/2019/20 toh hai, but that doesn't guarantee resale liquidity.
Mujhe bhi yahi laga. I visited a similar big project near Ajayabpur last year, and it felt so empty. MVN Athens ka occupancy rate kya hai, kisi ko pata hai?
Exactly! 1106 units is a lot. Liquidity is key for investment.
Bhai, totally relate! Rent de de ke thak gaya hu main bhi. MVN Athens suna toh hai, completed project hai toh tension kam hogi. Capital appreciation ka hi main doubt hai, kitna expect kar sakte hain?
