Sattva Lake Ridge — site visit pe construction quality dekhke dimaag kharab ho gaya. Soch raha tha finally buying my own place, fed up of renting. But walls mein cracks, finish kaafi rough hai. Jo brochure mein dikhaya tha, amenities ka kya woh bhi aisa hi hoga? Any advice on what to look for during final inspection?

This is a common problem in the current Hyderabad market, especially with the boom. Builders are rushing, and quality suffers. Don't get swayed by pre-launch offers. For a first home, location and build quality are paramount. I'd suggest looking for projects that are nearing completion or already completed, even if it means paying a little more. You save yourself a lot of headaches.
U11, when checking RERA, look for the 'Litigation' section – any ongoing cases against the builder? Also, verify the 'Encumbrance Certificate' to ensure the land is free of legal disputes. Check the approved building plans against what's being constructed. Sometimes, builders change layouts without RERA approval. And for quality, hire an independent inspector for a pre-possession check, even if it costs a bit. It’s worth it. You wouldn't buy a car without test driving it, right? Property is much bigger investment. Even in areas like Banjara Hills, I've seen builders cut corners.
U5, what specific things should we check in the RERA documents? Any red flags to look for beyond just the completion date? I'm also a first-time buyer and this whole process is overwhelming.
U1, your experience is unfortunately not unique. My friend booked a flat with Sattva a few years ago, not Lake Ridge, but another project. He faced constant delays and the finish was sub-par. He had to spend a lot extra on rectifications after possession. Did you check their RERA registration details? What does it say about completion dates and any past violations?
Exactly! RERA is key. Don't sign anything without it.
U4 is right, RERA details are crucial. Builder ka track record, financial stability, aur completion history – sab wahi mil jayega. Don't just rely on sales pitches, do your homework.
Stay away, I say! Cracks at this stage is a deal-breaker. Trust me.
Haan yaar, same feeling. I've heard mixed reviews about Sattva projects generally. Some are good, kuch mein quality issues aate hain. For a first-time buyer like us, this is super stressful. Budget bhi tight hai, upar se yeh sab tension.

U7, 2028 is definitely a long wait, especially for a project with 897 units. Bade projects mein delays common hain, even if the builder is reputed. You need to factor in at least 6-12 months buffer for possession after the official date. Plus, construction quality issues at this stage are a huge red flag. It rarely improves, only gets covered up.
2028-01-01 possession date ka kya scene hai? Bahut late nahi hai for an upcoming project?
Bhai, totally relate! I had a similar experience with another builder near Attapur last year. Brochure mein toh sab gold plated dikhate hain, but site pe jao toh reality kuch aur hi hoti hai. This is why I'm so scared to commit.
