posted on 29 MarFed up of renting near Dadri Road, finally buying
Been renting for 7 years, landlord raised rent again. Looking at Khairpur Gurjar (Village) near Dadri Road. Property prices seem okay-ish. Anyone actually living there? What's the water supply situation really like? Municipal water enough or mostly tanker dependent? And how bad are the power cuts? Honestly not sure if it's worth the EMI vs rent math. Any insights? Hope someone has tips.

Dekho bhai, renting is a pain, but buying in the wrong location can be an even bigger pain. Weigh the pros and cons carefully. Good luck!
Ultimately, it's your decision. Just do your due diligence, check everything thoroughly, and don't rush into anything. Ghar ek baar banta hai.
Honestly, if you can stretch your budget a bit, consider Sectors 143, 144, or even 150. They're a bit more expensive, but the infrastructure is much better. Better water, electricity, and connectivity.
U19, True, but Sector 150 ka avg rate toh 7k/sqft hai abhi. Khairpur Gurjar offers more affordable options, especially for first-time buyers.
U19, Sector 150 is definitely a better option long-term, but it's all about affordability, right?
My two cents: Visit Khairpur Gurjar multiple times, at different times of the day. Talk to the locals, not just the sales guys. Get a feel for the area before you commit.
Before finalizing, get the property legally vetted. Hire a good lawyer to check the title and ensure there are no legal issues. This is crucial to avoid future problems.
So, OP, what are you leaning towards now? Still considering Khairpur Gurjar or looking at other options after reading all these comments?
I live near Dadri Road, but not exactly in Khairpur Gurjar. Water is a problem everywhere, even in supposedly 'posh' sectors. We have to rely on tankers even in Sector 78 sometimes.
Don't just look at the price per sqft. Check the amenities. Are they actually built and functional? Swimming pool, clubhouse, gym... they all add to the maintenance cost. I made the mistake of assuming everything would be ready after possession. Abhi tak kuch nahi hai.
U16, Haan yaar, this is so true! Builders promise everything but deliver nothing. It's a common story in Noida.
Another thing to consider is the resale value. Khairpur Gurjar might not have as much resale potential as other areas closer to Noida Expressway or Pari Chowk.
Bhai, before buying, check the connectivity. Dadri Road se traffic jam bahut hota hai during peak hours. Metro extension ka plan hai, but who knows when it will actually happen.
EMI vs Rent... do the math carefully. Factor in property appreciation too. Noida mein rates are going up, especially after the Jewar airport announcement. But Khairpur Gurjar might not appreciate as much as other areas.
Possession mila kya kisi ko Khairpur Gurjar mein? I've heard stories of delayed possessions and incomplete projects. Check RERA website for project status.
U12, This is a crucial point! RERA registration is one thing, actual possession is another. Check the builder's track record. How many projects have they delivered on time?
U13, Agreed. Check their previous projects, visit those sites, and talk to the residents there. That's the best way to gauge their reliability.
U13, Exactly! Track record is everything. Some builders are notorious for delays. Don't get swayed by fancy brochures.
U3 is right about the water. We're relying on tankers most of the year. But honestly, the peace and quiet compared to Noida city is worth it. Less traffic, less pollution. It depends what you prioritize.
Which builder are you looking at? Some are better than others in that area. Also, check the RERA registration number before you book anything. Don't fall for their sweet talk!
I bought a flat in a society near Dadri Road 3 years ago. Initially, everything was fine. But now, maintenance charges have increased drastically and the builder isn't providing the promised amenities. My advice: visit the site multiple times, talk to existing residents before finalizing.
U6, exactly! Maintenance charges are a killer. And builders promise the moon, but deliver nothing. Which society are you in? Just curious.
U7, I'm also interested. Please share the name, so we can be careful.
U7, Haan bhai, name batao. We're all in the same boat here. Builder log sab chor hain.
U7, U8, U9, I don't want to name the society publicly, but DM me if you're seriously considering buying there. I can give you the inside scoop.
Khairpur Gurjar... hmmm, risky move. Rent se tang aa gaye ho samajh aata hai, but have you checked the builder's reputation? Dadri Road is still developing. Water situation can be dicey, especially in summers. Power cuts are a reality, inverter lagwana padega bhai.
7 years of renting is a lot! I feel you. EMI vs rent is a tough call. Calculate properly, include maintenance, property tax... it adds up. Khairpur Gurjar, I've heard mixed reviews. Follow this thread, hopefully someone with direct experience will chime in.
Water supply is definitely tanker dependent in most parts of Khairpur Gurjar. Municipal water is irregular. Power cuts bhi bahut hote hain. Consider an inverter and maybe a small generator if you can. But property prices are attractive, that's the catch.
