Finally taking the plunge and buying in Noida! Been renting for way too long, landlord raised rent again. I'm looking at Sector 84. Has anyone invested there? Is it worth buying under-construction with all the RERA issues? Honestly not sure if I should go for S & U Buildtech Pvt Ltd or look at ready-to-move options. What's the EMI vs rent math actually looking like these days? Any advice?

Overall, Noida is a good investment, but do your homework. Don't rush into anything. And remember, patience is key!
I booked a flat with S&U Buildtech 5 years back. Still waiting for possession. Builder ne phir se date extend kar diya lol. Learn from my mistake.
Be careful - this builder has 3 delayed projects that I know of. Google them and read the reviews. It will save you a lot of stress in the future.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and clubhouse, but it's still not ready after 3 years!
So, what are you leaning towards now? Ready-to-move or still considering under construction? What's your budget?
Don't forget to factor in the hidden costs of buying – stamp duty, registration charges, brokerage (if any), interiors... it all adds up! Baad mein shock lagega.
And remember, interest rates are rising! Factor that into your EMI calculations. What seems affordable now might not be in a year or two. Inflation is real guys.

Which floor are you planning to buy in sector 84? Corner unit? That makes a difference too.
My advice? Visit the site multiple times, at different times of the day. Talk to residents who already live there (if any). Get a feel for the place before you commit.
Bhai, rent toh Noida mein aag laga raha hai! My landlord increased mine by 20% this year. Buying is the only solution, but it's so damn confusing.
Sector 84 is decent, but traffic can be a pain, especially during peak hours. Consider that too. Also, check the distance to the nearest metro station.
Mera bhi same experience tha 2 years ago. Fed up of paying rent. I bought in Sector 143. A bit far, but the prices were good, and the connectivity is improving with the new metro line extension.
Sector 143 is a good bet long term. The Jewar airport will boost prices in that area.

Ready-to-move is the way to go. Check out some options in Sector 150. It's a bit further out, but the infrastructure is good, and the prices are still relatively reasonable.
S&U Buildtech... I've heard some horror stories. Check consumer forums before you invest. Better safe than sorry.
