Secondary market deals mein kitna negotiation possible hai as an investor, especially for areas like Golf Course Road? Fed up of renting, I'm finally taking the plunge. My EMI vs rent math says it's time. Builder Vohra Estate ke naye projects mein toh PLC aur floor-rise premium bilkul fixed hota hai. But resale mein, kya hum zyada push kar sakte hain? I'm looking for a 3BHK around ₹2 Cr. Naye projects mein builder spot discount dete nahi, but secondary market mein kya real value mil sakti hai? Log bolte hain OC milne ke baad negotiation power badh jaati hai. Any specific tips for finding underpriced assets ya deal structure kaise karein? Hope this helps someone else also.

Totally feel you, OP! EMI vs rent is a real struggle. Golf Course Road mein 2 Cr mein 3BHK thoda difficult lag raha hai but resale mein chance hai. I'm also eyeing resale for the same reasons. Builder ki toh sunte hi nahi. Have you checked out any specific projects yet? OC ke baad power toh badhti hai, but kitni, that's the real question.
