Fed up of renting, now eyeing Hyderabad properties
My lease ends in 3 months and I'm totally fed up of renting. Seriously considering buying in Hyderabad, maybe a 2BHK at Sattva Lake Ridge. My main worry as an investor is the gap between promised amenities and what actually gets delivered. Builders ka brochures mein sab grand lagta hai, but real mein after possession, is it still the same? How much do these 'premium' amenities, like a huge clubhouse or sports facilities, actually add to tenant attraction or resale value long-term? Or are they just maintenance headaches? Would appreciate real experiences.

Bhai, be very careful with upcoming projects, especially with possession dates so far out (2028 for Sattva Lake Ridge!). My cousin booked a flat near Attapur and the builder delayed it by almost 2 years. Those fancy amenities often become a huge headache for maintenance charges later, and sometimes they're not even fully functional. Focus on the core structure and location first, amenities are secondary for investment value.

For Sattva Lake Ridge, with 897 units, managing common facilities will be a huge task. Plus, the possession date of Jan 2028 means a long wait, and a lot can change. Check their RERA history for other projects – how many have been delivered on time versus delayed?
You hit the nail on the head! I saw a project near Alwal where the 'grand clubhouse' was just a glorified community hall after possession. It definitely doesn't add much to resale if it's not well-maintained or under-utilized. Maintenance costs are no joke.
