Landlord raised the rent *again*. I'm finally taking the plunge. Been looking at Sector 110 in Noida. Seems decent enough, but honestly not sure if it's worth the price they're asking. Property prices seem kinda high for what you get. Has anyone actually negotiated the price down there? Is there any room for that, or are builders pretty firm? I'm also worried about waterlogging during the monsoon. I saw some pics online, and it looked bad. Kya kisi ko pata hai how bad it really gets? And what about the resale market? If I need to sell in a few years, will I be able to? Should I even be considering this area? Honestly, I'm stressed. EMI vs rent math is killing me.

With interest rates rising, the EMI burden is only going to increase. Make sure you can comfortably afford it before taking the plunge.
Ultimately, it depends on your priorities and risk tolerance. Sector 110 has potential, but it also comes with its share of challenges.

My two cents: if waterlogging is a major concern, look at sectors closer to the Noida-Greater Noida Expressway. They're generally better planned.
I was also considering Sector 110, but the waterlogging issue scared me off. I ended up buying in Sector 78. Slightly more expensive, but much better infrastructure.
Don't forget to factor in the cost of interiors! That can easily add another 10-15% to the overall price. Budget accordingly.
Check amenities completion before booking, I made that mistake. They promised a swimming pool and clubhouse, still under construction after 2 years! Total chuna lagaya.

I bought in Sector 110 three years ago, and honestly, I regret it a bit. The connectivity is still not great, and the promised amenities are still not fully functional. Builder ne phir se date extend kar diya lol.
