Fed up of renting, Sector 157 mein kya scene hai?

Been renting for years now, landlord ne phir rent badha diya. Thinking of finally buying in Sector 157, Noida. I'm seeing some decent options, but thoda confused hoon. There are plots available, which sound good for future appreciation, but flats are ready to move in. Also, I've heard mixed reviews about waterlogging during monsoon. Anyone living there currently? Kaise hai? Is it worth the investment or should I look elsewhere? Another thing, how's the resale value if I need to sell in 5 years? What would you pick and why? Help a brother out!
