Visited a few projects last weekend, including 4S Developers' Golden Valley. Fed up with renting, I'm finally looking to buy. How do you really check RERA compliance beyond just the number? And what common red clauses should I watch for in the builder-buyer agreement? Don't want any nasty surprises.

Mohali mein toh kaafi builders aa rahe hain, but be careful. Mera ek friend Airport Road (Gurgaon side) pe ek project mein फंस गया
Yaar, same boat! Mohali mein buy karne ka soch raha hoon but 4S Developers ka Golden Valley bhi dekha tha. RERA compliance beyond just the number kaise check karte hain, that's my biggest worry. Aur builder-buyer agreement mein kya kya red flags hote hain? Budget tight hai, no room for errors!
Totally agree with the previous comment! RERA website pe jaao aur builder ka full profile check karo. Sirf registration number se kuch nahi hota. Dekho unke kitne projects registered hain, kitne completed, kitne delayed. 4S Developers ke case mein, I heard unka koi previous completed project nahi hai. Yeh ek HUGE red flag hai agreement mein. Delay clauses, payment schedule jo builder ke favour mein ho, exit clauses, penalties for you vs. them... sab dhyan se padhna.
RERA number toh theek hai, but bhai, builder ka track record dekho. Agar 4S Developers ka koi previous project hi nahi hai, toh thoda risky ho sakta hai.
