Fed up renting, now worried about builder delays
Builder delays for under-construction projects are seriously testing my patience. I'm so fed up of renting, landlord just hiked my rent again, so I'm finally taking the plunge and looking to buy in Greater Noida. Evermark Provica Homes 2 looks decent on paper, price range ₹28.50 L–₹52.50 L, but I'm really worried about the project delivery track record. This is an ongoing project, and honestly, will they actually deliver on time? I'm an investor, so capital appreciation and resale potential are huge for me. If they drag their feet, it kills my returns. What's their past delivery like? Is there a decent resale market for these flats, or will I be stuck if I want to exit in 5-7 years? Any experiences with Evermark's timelines or the actual resale scene around there?

Bhai, builder delays ne meri neend uda di hai. I booked a flat in a project near Alpha I Greater Noida two years ago, builder promised 2023 end, ab bol rahe 2025 mid. Mera rent badhta jaa raha hai aur EMI bhi

Visited last month. Construction is moving, but not at a pace that inspires confidence for a 2025-04-01 possession. Plus, the RERA 'Not Applicable' is still a major worry, as U4 mentioned. Without RERA, you have very little recourse if they delay or change plans. I'm hesitant to put my savings into something so uncertain.
