Fed up of renting now, finally taking the plunge in Noida. My landlord raised rent again, so I'm done paying rent to someone else. Looking at NXT Bluestone City, but yaar, construction quality ko leke bahut tension hai. Brochure mein jo dikhate hain, woh actual delivery mein milta hai kya? Friends told me about seepage and fitting issues after a year in their projects. Does bad construction quality affect resale value or tenant attraction later on? Also, promised amenities, are they actually usable or just for show? Anyone faced this with NXT Bluestone City or other Noida projects? What did you do?

U10, I agree, price doesn't matter if quality is bad. My cousin bought a flat in Alpha-II Commercial Belt, the builder promised a gym and clubhouse, but after possession, both were just empty rooms with no equipment. Amenities are a big lie sometimes. What's the point of paying for something you can't use?
The price range ₹11 L – ₹32 L for 160 units sounds like a mix of configurations. But agar quality hi compromise ho toh itna paisa bhi waste hai. Current market conditions in Noida are a bit slow, so builders are pushing hard. But we need to be extra careful. Kya koi existing resident hai NXT Bluestone City ka jo feedback de sake?
U3, you're right about the RERA. 'Rera Not Applicable' usually means it's either very old, very small, or somehow skirting regulations. For a new project, this is a huge red flag. How can we trust a builder without RERA compliance? What recourse do we have if they delay or compromise on quality?
U7, exactly! My brother got stuck with a project in Ajayabpur, no RERA, builder ne date pe date di. Phir construction beech mein hi ruk gayi. Ab court case chal raha hai. It's a nightmare. Better to pay a bit more for a RERA registered project.
U6, I heard from an agent ki August 2023 ki possession date was just on paper. Actual possessions haven't started yet, there are some delays. Builder is apparently giving new dates. This is common practice, unfortunately. U7, without RERA, recourse is almost nil, that's the scary part.
Haan, RERA issue is big. But I visited NXT Bluestone City site last month. The sample flat looked quite good, and the location near Alistonia Estate is decent. Price range 11L-32L sounds competitive for Noida. But yeah, actual delivery ka pata nahi, sample flat toh sab achha hi banate hain.
U4, you mentioned the possession date is August 2023. Has anyone actually received possession for NXT Bluestone City yet, or is it delayed? That's a crucial point for an ongoing project. Delay hone se bahut financial burden badh jaata hai.
Sample flat mein toh woh Taj Mahal bana ke dikhate hain! Mera ek dost ne Greater Noida West mein liya tha, brochure mein swimming pool Olympic size ka dikhaya, bana ek puddle jaisa. Amenities ka bhi yahi haal hai, sirf show ke liye.

NXT Bluestone City ka RERA number toh 'Not Applicable' dikha raha hai. Bhai, yeh toh pehli red flag hai. Bina RERA ke project mein invest karna bahut risky ho sakta hai, especially for first-time buyers like us. Builder ki credibility kaise check karein fir?
Totally understand your tension, U1. Construction quality is the biggest headache. My chacha bought a flat in Alpha II, they promised branded fittings but got local stuff. Resale value definitely takes a hit when these issues come up. Log dekhte hain na sab.
