Feeling lost about upgrading in Mohali — need real investment insights
Okay I'll be honest — I'm feeling a bit lost trying to figure out the real investment potential for an upgrade in Mohali. I'm currently in a 2BHK in Sector 69 and thinking of moving to something bigger, maybe a 3BHK or villa. DLF The Primus kaafi tempting lag raha hai, but I need some ground reality checks. Completed project hai, so possession ka issue nahi. But as an investor, I'm worried about capital appreciation. Kya iska price launch se ab tak significantly move kiya hai? Is the current price range of ₹2.84 Cr–₹4.38 Cr justified for the long run? Also, resale market kitna liquid hai wahan? Will I find buyers easily agar 5-7 saal mein exit karna pada? Investor ratio vs end-user ratio ka kya scene hai? Already have a home loan, so ROI matters a lot. Any experiences ya advice on its resale potential?

The main issue for me with DLF The Primus is the sheer number of units – 624. For such a high price point in Mohali, will the resale market be liquid enough if you want to exit in 5-7 years? Mohali mein high-end villas aur 3BHKs ka buyer pool thoda limited rehta hai compared to say, Greater Noida or even some parts of Gurugram. Investor ratio vs end-user ratio bhi check karna padega. Agar zyada investors hain, toh exit ke time competition badh jaayega. ROI ke liye liquidity is key, especially with an existing home loan.

Honestly, DLF projects are premium, but sometimes the appreciation doesn't match the initial cost, especially for investors. I had a friend who bought a DLF apartment near Airport Road (Gurgaon side) years ago, thinking it would skyrocket. It appreciated, sure, but not as much as some other projects in developing sectors. Resale was also a bit slow for him because the target audience for such high-ticket homes is smaller. Mohali might be similar for this range.
U5, but Mohali ka market Gurgaon se different hai na? And this is a completed project, so at least possession delay ka tension nahi. That's a huge plus point for me, considering all the horror stories out there.

True that, U3. And jab itna high maintenance hota hai, it impacts your long-term holding cost significantly. Uske upar property tax, society charges... all add up. ROI calculation mein in sab ko factor karna padega, warna later on it feels like a burden.
Maintenance toh DLF ka high hi rehta hai, no doubt. Budget mein rehna mushkil ho jayega.
2.8 Cr se 4.4 Cr? Bhai, this is a huge amount for an upgrade in Mohali, even if it's DLF. My budget for a 3BHK is barely touching 1.5 Cr. Capital appreciation at this price point will be tough, I feel.
