Figuring out real property costs in Gurgaon – am I missing something?
Spent the whole Sunday checking out options in Badshahpur, including a few Agrante Realty projects. Prices for a 3BHK are just insane, like ₹1.8 Cr+ for anything decent. Everyone talks about negotiating, but honestly, does it even work in Gurgaon? Builders seem so rigid; I'm wondering how much you can *really* knock off that listed price. My parents keep saying haggle, but I'm not seeing it. And the 'all-in' cost? It feels like a black hole. Property price, stamp duty, registration, PLC, parking... then people mention these hidden charges that pop up at possession. What even are those? Is it just me, or do builders intentionally hide stuff to make the initial quote look good? I'm trying to calculate a real ROI for an investment, but this total acquisition cost is so opaque. I'm starting to think most of the 'negotiation' is just fluff, and they bake in all the so-called discounts from the start. Change my mind. Is there a trick to actually getting a better deal, or am I just naive?
