Visited a few projects in New Chandigarh yesterday, including Uppal Group's latest. I'm seeing the usual super area vs carpet area games. Builders are quoting high per sqft rates, but the usable space often feels much less, honestly. It's frustrating for an investor. I know what builders don't tell you, but still trying to figure out the *real* value. How much wiggle room do you guys find on the final price once you factor in the actual carpet area? Also, thinking about secondary market deals in Sector 24C. Can you negotiate harder there for better per sqft? Need to maximize my ROI.
