Film City Noida: Is the price surge sustainable?

Kya Film City Noida mein abhi entry lena sahi hai? Pichle 1-2 saal mein rates kafi badhe hain, especially near the main road projects. I'm looking at a 2BHK there, maybe around ₹70-75L. But I'm hearing mixed opinions. Kuch log bol rahe hain ki wait karo, prices correct honge. Dusre bol rahe hain ki infrastructure development se aur badhenge. Is it a good time for long-term investment, ya overpriced ho gaya hai? Any real ground-level experience with appreciation lately?
