Okay, I'll say what nobody says: Sector 16A, Film City, is overrated. Change my mind! Everyone talks about the central location, but what about the traffic, bhai? Is it *really* worth the premium property prices? I'm thinking of buying there, but my parents keep saying it's too commercial. What's the real story with safety at night? I've heard mixed things. Also, what's the deal with waterlogging during monsoon? Is it as bad as people say? Honestly, I had no idea about these issues before starting my search. Is it a total nightmare, or are there upsides I'm missing? Mujhe advice chahiye, yaar. Is it a good investment or not? What do you think?

Traffic is a nightmare during office hours. I would suggest visiting the area during peak hours before making a decision.
Also, check the distance from the nearest metro station. Walking distance is a big plus.
So, after all this advice, I'm still confused! But thanks, everyone, for the honest opinions. I think I need to visit the area again and do some more research. Will keep you updated!
Good luck! And remember, ghar toh ghar hota hai. Choose wisely!
Check the carpet area carefully! Some builders try to cheat you with super area.
Has anyone experienced power cuts frequently in Sector 16A? I'm planning to shift.
Power cuts are rare, but they do happen sometimes during peak summer months. Usually, they're short-lived.
Mera personal opinion? It's a decent investment if you can get a good deal. Negotiate hard!
Don't forget to check the master plan for future development. There are plans for new roads and infrastructure projects that could impact property values.
Which project are you considering? Builder ka naam batao, then we can give you better advice. Some builders are notorious for delays.
Haan, builder is key. Check RERA registration and past projects before you put down any money.
Exactly! I know someone who booked with XYZ builders and possession is delayed by 2 years!
Film City is not for everyone. If you want peace and quiet, look elsewhere. Sector 75 or 78 might be better options.
I think it depends on your priorities. If you value convenience and connectivity above all else, then 16A is a good choice. But be prepared for the traffic and the noise.
Market is crazy right now. Rates are going up everywhere. Even in Noida Extension, prices have jumped. So, if you like the location, maybe it's worth it despite the drawbacks.
Waterlogging IS a problem. Last year, my friend's car got stuck near the Metro station. But the authorities are working on improving the drainage system. Fingers crossed!
'Working on improving' is the key phrase here. How long have they been 'working'? I remember hearing the same thing 5 years ago.
Upsides? Connectivity! Metro, buses, everything is easily available. Plus, you're close to malls, restaurants, and hospitals. Convenience matters, yaar.
I bought a 2BHK in 16A 5 years ago. Price was half of what it is now. So, investment-wise, it's been great. But living here... mixed feelings. The noise can be a bit much.
Don't forget the commercial property tax! It's higher than residential. Factor that in your calculations.

You're not wrong, traffic is a major pain. But location is king, especially if you work nearby. Think about the time you'll save.
Exactly! Time is money, boss. I used to commute from Greater Noida, never again!
Overrated? Maybe. But consider the rental yield. Commercial area hone ki wajah se, rents are usually higher. Good for investment, maybe not ideal for living with family.
Safety at night is okay-ish. Depends on the exact pocket. Some areas are well-lit and have security guards, others are a bit sketchy. Do your research.
