Film City Sector 16A: Rent vs Buy - What to do?

Sector 16A Film City mein rent rates are pretty high. Thinking of buying, but prices seem inflated. Is it just the location premium? Or is there actual appreciation potential? I'm seeing 8-10k rent for 1BHK. EMI would be much higher, but maybe ROI will be better long term? Also, how's the water situation? Heard stories of tanker dependency. What do you guys think? Should I buy or continue renting? What's your take?
