Final bill shock: did I miss Gurgaon's hidden costs?

₹1.8 Cr for a 3BHK in Officers Colony – thought I had a good deal with Sunder Homes. Just moved in last month, but the final cost was way higher than expected. Negotiation felt useless; they barely budged on the base price, honestly. Then stamp duty, PLC, and suddenly some 'club membership' fee I never heard of popped up. It felt like things nobody told me until possession. Did anyone actually manage to get a real discount on a new build here? Or is the 'final price' truly non-negotiable in Gurgaon?
