₹1.8 crore for a 3BHK in Sarjapur Road feels steep, but I'm thinking of upgrading from my 2BHK in Whitefield. Looking at Prestige, Sobha, and Brigade projects. My big worry is hidden charges. I've heard some builders surprise you with huge PLC or maintenance deposits right before possession. Did anyone face this with these specific builders in Bangalore? Also, what's their actual on-time delivery track record like? Any tips on scrutinizing the agreement for all potential charges to avoid shocks? Already have a home loan, so unexpected costs would be tough. Hope this helps someone.

1.8 Cr is a lot of money! Are you sure Sarjapur Road is worth that much? I was looking at something similar in Akshayanagar, and the prices seemed a bit more reasonable, maybe 1.5 Cr for a similar configuration. But even there, I'm worried about the carpet area vs super built-up area difference. Builders always play these games. What's the average per sqft you're seeing in Sarjapur for these builders?
Sarjapur Road has definitely seen a price surge, especially post-pandemic. Infrastructure development is happening, and connectivity is improving. For Prestige or Sobha, ₹1.8 Cr could be around ₹10,000-₹12,000 per sqft for a premium 3BHK. Akshayanagar is slightly lower

Builders have become so clever with these 'other charges' that aren't part of the base price. Prestige and Sobha are generally good, but even they have their moments. What exactly were the charges you heard about?
The OP mentioned PLC and maintenance deposits. Heard of 'Infrastructure Development Charges' too. Is that a new one or just a fancy name for something else?
Totally agree with this! I almost booked with Prestige in Whitefield a couple of years back. They kept the PLC (Preferred Location Charges) very vague initially. Later, it turned out to be a significant amount, like an extra 5-7% just for a higher floor and a park-facing unit. It felt like a bait-and-switch tactic. Luckily, I walked away. Did anyone else face this specific PLC shock with them?
