Final Ghaziabad flat cost: Feeling blindsided by extra charges.

Did anyone else get totally shocked by the final all-in cost for their Ghaziabad flat? Just moved into Mahagunpuram last month, possession was in March. Thought my 3BHK budget of ₹90L was enough for a decent place near Vaishali, but the ASGI Properties bill... bhai, it hit different. The `super-area-trap` is so real; my 1600 sqft felt more like 1200 carpet area. PLC, parking, stamp duty, registration, legal fees, OC — these added another 12% easily, taking my total well over ₹1 Cr. Wish I'd understood construction-linked payment plans better too, interest cost was higher than expected. Kya Ghaziabad mein sab builders aise hi karte hain? Any hacks to manage these extra costs or negotiate better? Hope my experience helps someone.
