Just moved into my new place in Noida extension. Possession was in March. Things nobody told me? The hidden charges, yaar! My builder was Supertech. PLC was insane, almost 5% extra. Heard Gaursons societies have lower PLC but maintenance charges are higher. Also, Supertech customer support is a joke after booking. They barely pick up the phone. On the other hand, my friend who bought in a Godrej project says their post-sales service is pretty good, but construction quality isn't that great. Which one would you pick if you were in my position? Sahi hai? What does the community think?

Rising property rates are a concern. EMI bhi toh badhega.
I would pick Godrej for peace of mind, even if the construction quality is slightly lower. At least you know they will deliver.
Overall, buying property in Noida is a gamble. You win some, you lose some.
Which floor did you get? And is it a corner unit? Corner units usually have higher PLC.
Be careful - Supertech has 3 delayed projects in Noida. Do your research thoroughly.
New metro line coming up in Noida Extension will definitely boost property prices. Smart move buying now.
Check amenities completion before booking, I made that mistake in my first property. Swimming pool still under construction after 3 years!

ATS is good, but maintenance charges are usually higher in the long run. Godrej is a safer bet, IMO.
PLC is a scam! Builders should be transparent about these charges upfront.
My friend bought in Ace Divino. Says it's a good project, but the location is a bit interior.
Hidden charges are the norm in Noida. Registration, stamp duty, electricity connection charges... the list goes on!
Bhai, this builder ka track record bahut poor hai. Check RERA registration number before investing anywhere.
Gaursons' maintenance charges are high, but their societies are usually better maintained. At least you get what you pay for.

Totally agree yaar! Supertech ka customer support is non-existent. Mera bhi same experience tha 2 years ago. PLC toh loot macha rakhi hai.

Sector 74 Supertech Cape Town mein bhi yehi haal hai. Avoid karo toh better.
I heard PLC is negotiable. Did you try bargaining?
Godrej's construction quality isn't great? That's a surprise. Usually, they are known for quality. Maybe depends on the project?
