Just moved into my Advetaya Constructions flat in Sector 89 last month. OC toh mil gaya tha, but now I'm wondering if I made the right choice between under-construction vs ready-to-move. I was so scared of possession delays, I went with ready. Ab lag raha hai maybe under-con mein better ROI milta? Also, thinking about renting it out eventually. Advertised rental yields are crazy high, but realistic yields kya hain? Should I have gone for a smaller 2BHK for better rental or stick with my 3BHK thinking of future appreciation? Not sure if I messed up. What does the community think? Which would you pick in my position?

My suggestion would be to list your property on multiple platforms to attract more tenants. Also, invest in good photography to showcase your flat's best features.
So, what did you decide? Are you going to rent it out now or wait for some time?
Don't forget to factor in property tax and maintenance charges when calculating your rental yield. These hidden costs can eat into your profits.
Ultimately, it depends on your financial goals and risk appetite. If you're looking for quick returns, under-construction might have been better. But for long-term stability, ready-to-move is a safer bet. Don't beat yourself up about it!
Check the completion certificate carefully. Make sure all the amenities are functional before you rent it out. I didn't, and now I'm stuck with unfinished gym and swimming pool.
Which floor is your flat? Higher floors usually command better rent and appreciation.
I am also planning to invest in Noida. Is it good time to buy now? Or should I wait for the rates to come down?
Rates are not coming down anytime soon. With the rising cost of construction material, they are only going up. Better to buy now if you can afford it.
Don't be disheartened. Sector 89 has potential. Just be smart about your rental strategy and focus on long-term appreciation. All the best!
Realistic rental yields in Noida are around 2-3% max. Don't believe the crazy numbers they advertise. 3BHK will attract families, which is good for stability. But 2BHKs are easier to rent out.
You didn't mess up. Relax! Sector 89 is a good location. Easy access to Noida Expressway. Just focus on finding good tenants and maintaining the property well.
First time home buyer? Don't worry too much, everyone feels this way after buying. It's a big investment. Time will tell if you made the right choice. Patience is key.
I think you should calculate the EMI vs. potential rental income. If the difference isn't too huge, you can manage. Otherwise, consider pre-paying some of the loan.
Under-construction mein ROI better hota hai? Maybe. But risk bhi toh hai na. Mera dost Supertech mein phasa hua hai 10 saal se. Ready-to-move is always a safer bet, especially in Noida.
Rental yield ka chakkar mein mat pado. Focus on capital appreciation. 3BHK is a good long-term investment. Sector 89 is developing fast, metro bhi aane wala hai.
Metro kab tak aayega? They've been saying that for years! That's a big 'if'.
Haan, metro is a big question mark. But Sector 148 onwards is developing really fast due to the Jewar airport.
I bought in Sector 78 three years ago. Same dilemma! Under-construction vs ready. I went with ready, and I'm happy I did. Builder ne waada kiya tha 3 saal mein possession, lekin 5 saal lag gaye. Imagine if I had gone with under-construction!
Advetaya Constructions... I've heard mixed things. RERA registration number check kiya tha kya?
RERA number is mandatory now, but that doesn't guarantee anything. Builders still find ways to delay projects.
Bhai, Sector 89 is a mixed bag. Advetaya... heard some mixed reviews. Ready-to-move was a good call considering the builder delays everywhere. ROI ka tension mat lo, rent out and see how it goes. 3BHK is good for families, appreciation toh hoga hi slowly.
I think you did the right thing. Peace of mind is worth something. Under-construction mein phas jaate toh aur tension hota. Rent ke liye, check out the going rates on NoBroker or Magicbricks. Advertised yields are usually inflated, expect less.
3BHK in Sector 89... which tower are you in? I'm also looking in that area. What's the sqft rate you got?
Haan batao bhai, rate kya chal raha hai? And OC kab mila exactly? Trying to get a sense of the market.
Sqft rate is important. Sector 89 varies wildly depending on the builder and amenities.
Don't stress too much. Noida mein property always appreciates eventually. Focus on getting good tenants. Make sure you do the police verification properly.
