posted on 6 MayFinally buying a home: Propzone ya Trivor?
Since January I've been shortlisting flats in this city, honestly, I'm just fed up of renting now. Landlord ne rent badha diya phir se, so finally taking the plunge. My budget is around ₹60-70L. I'm looking at Propzone The Taj Greens in Greater Noida and Trivor Aspire in Noida. Both are ready projects. Propzone seems more affordable, but not sure about hidden costs. Kya actual price per sqft advertised se bohot different hota hai? For Trivor, is the higher price justified for better 5-year appreciation? Aur rental potential kis mein zyada hai? I need opinions on which one makes more sense for a first-time buyer, looking for decent ROI and easy rental if needed. Any genuine experiences with these projects?

Both projects have their pros and cons. Ultimately, it boils down to your priorities. Best yahi hai ki dono projects ki site visit karo, wahan ke residents se baat karo. Unbiased feedback mil jaata hai.
Rental potential ke liye, Propzone Taj Greens might actually be better due to its lower entry price. You can get a decent rental yield if the unit is well-maintained and furnished. But yes, maintenance charges can eat into your profits. Trivor, being higher priced, might attract a different tenant base but could also sit vacant longer. I've seen projects near Alistonia Estate and Alpha II struggle with rentals if the price is too high for the amenities offered. Always compare the per sqft rent you can expect versus your EMI.
Agar long-term appreciation dekh rahe ho toh Trivor mein invest karna better option ho sakta hai, provided the location is prime. Propzone the Taj Greens ka price point thoda lower end par hai, toh appreciation slow ho sakti hai.
U3, Propzone The Taj Greens ka RERA status 'Not Applicable' hi hai. That's a major concern for me too, especially for a completed project. Isliye Trivor Aspire par zyada dhyan de raha hoon, though it's pricier. But for Trivor, is the higher price justified for better 5-year appreciation? I'm thinking long-term ROI. Koi idea hai Trivor ke appreciation potential par?
Trivor ka location bhi dekh lo bhai. Appreciation bahut depend karta hai connectivity aur surrounding development pe. Mera ek friend ne Alpha I Greater Noida ke paas liya tha 2 saal pehle, us time laga mehnga hai but ab uski value kafi badh gayi hai. Trivor ki exact location kya hai, aur uske aas-paas future plans kya hain? Woh zyada important hai.
Trivor ka price point toh definitely high hai. Mujhe lagta hai higher price ka matlab hamesha better appreciation nahi hota. Current market conditions mein, agar aapko rental potential bhi chahiye toh Trivor ka rent bhi high hoga, which might limit tenants. Is the higher price truly justified for better 5-year appreciation, ya sirf builder hype hai?
Bhai, Propzone The Taj Greens ka price range ₹20-60L dikha raha hai, lekin mere budget ke hisaab se 2BHK 60L tak ja raha hai. Mujhe darr hai ki advertised price se actual price bohot different hoga after all the hidden charges. Kya actual price per sqft advertised se bohot different hota hai? Koi genuine experience batao please, first-time buyer hoon, bahut nervous feel kar raha hu.
Totally agree with you both! Yeh builders ka toh hamesha ka drama hai. Advertised price se toh kabhi kuch nahi milta. Mera budget bhi exactly ₹60-70L hai, aur jab bhi koi project pasand aata hai, toh extra costs sunke hi mood off ho jata hai. It's so frustrating for first-time buyers like us.
Uff, hidden costs ka darr toh mujhe bhi hai. Propzone ka RERA number hai kya? Maine check kiya tha, 'Not Applicable' dikha raha tha, which is a red flag for me.
Haan bilkul, aap sahi keh rahe ho. Mera friend Propzone Taj Greens mein book karne gaya tha. Online price kuch aur thi, jab site visit kiya toh parking, club membership, PLC charges add karke almost 5-7 lakh extra ho gaye. Unka possession date 2023-07-01 tha, toh project completed hai, but yeh hidden costs wala part bahut irritating hai. Unhone toh bola ₹60L mein ho jayega, but it went over ₹65L easily for a decent 2BHK.
