Fed up of renting! Finally taking the plunge in Noida. Amrapali Green Valley looks decent, but kya kisi ko pata hai about their on-time delivery record now? I heard horror stories earlier. Also, how's the construction quality after possession in Amrapali projects? Should I be worried?

I would avoid Amrapali projects at all costs. Too much risk involved. There are better and safer options in Noida.
Agree! The headache and uncertainty are not worth it. Go for someone with a proven track record.
So, what did you decide? Are you still considering Amrapali Green Valley?
Don't forget to check the amenities! Many builders promise a lot but deliver very little. See if the swimming pool, gym, and clubhouse are actually functional.
My friend booked a flat in Green Valley 5 years ago. Still waiting. He is regretting his decision big time.
Market is booming right now. Prices are going up. If you wait too long, you might miss out on a good deal. But don't rush into anything without due diligence.
Remember to factor in stamp duty and registration charges. They can add a significant amount to the overall cost.
New metro line is definitely a game changer for Noida. Property prices near the metro stations are already going up.
Did you check the builder's financial stability? That's crucial. You don't want them to go bankrupt mid-project.
Bhai, Noida is a gamble. So many delayed projects. But if you are fed up of renting, you gotta take the plunge somewhere. Just do your research properly.
Amrapali is a big risk, even now. There are better options available. Don't get swayed by lower prices. Quality and peace of mind are more important.
I bought a resale flat in Sector 75. Much safer option, and you get immediate possession. Maybe consider that?
Resale is a good idea! But check the registration and transfer charges. They can be quite high.
What's the current circle rate in that area? That will give you a rough idea of the property value.
I heard the NBCC is finishing up some of the Amrapali projects. Maybe check which ones they are working on? That might be safer.
NBCC is involved, but the pace is slow. Don't expect miracles. Still better than the original Amrapali though.
What's your budget? And which floor are you looking at? That makes a big difference in Noida.
Good point! Ground floor is usually cheaper, but can be noisy. Top floor has great views, but can get hot in the summer. Middle floors are the sweet spot.
RERA website pe jaake check karo project details. Everything is there - approvals, completion dates, etc.
Haan, sunne mein toh aaya hai Green Valley kaafi delayed hai. Which sector are you looking at? Some sectors are better than others in Noida.
Don't even think about it! Amrapali is a big NO. So many pending cases, who knows what will happen. Better to go for a reputed builder like Godrej or ATS, thoda mehnga hoga but peace of mind toh rahega.
Godrej and ATS are good, but they are charging a premium. For a first-time buyer, that can be a stretch.
Exactly U4, budget bhi toh dekhna padta hai. Not everyone can afford Godrej. Any other options in the mid-range segment?
Mera experience toh bahut bura raha hai Amrapali ke saath. Booked a flat in 2014, still no sign of possession. Legal case chal raha hai abhi. Avoid at all costs!
Dekho bhai, Amrapali ka naam toh badnaam hai. But, Green Valley ka construction progress check karo. Site visit karo, dekho kitna kaam hua hai. Only then you can decide.
Haan exactly, U9 is right. Ground reality dekhna zaroori hai. Don't just rely on what the builder says.
Site visit is a must! Photos and videos can be misleading. Also, talk to existing residents if possible.
Amrapali Green Valley? Bhai, be very careful. I know people who are still waiting for possession from projects launched 10 years ago. Check RERA registration and completion certificates *very* carefully.
