Finally buying, but Noida vs Greater Noida? Confused!

So, I'm finally taking the plunge and buying my first home. Been renting for ages, and my parents keep saying 'ghar toh apna hi hota hai'. My budget is around 80-90L, and I'm stuck deciding between Noida and Greater Noida. I saw a decent 2BHK in Sector 25, Noida, but the carpet area felt small. Then there's a bigger 3BHK option in Greater Noida, but connectivity is a concern. ASK Developers has a project in both locations, both under construction. Honestly not sure which area will give better ROI in the long run, especially with Jewar airport coming up. Greater Noida seems cheaper now, but Noida has better existing infra.
