Finally buying in Bangalore, but legal checks are scary

Okay, I'll be honest — finally taking the plunge into Bangalore property after years of renting. Fed up of paying EMI to landlords! I'm looking at Prestige City, but builder ka track record kaise check karein legally? Especially RERA registration. If there are delays, RERA actually helps, ya bas paper pe hai? Any real experiences with builder delays and RERA? Not sure if it's worth the hassle...
