What about maintenance charges for such an old building? Usually they go up with age.

I visited Arya CP last year out of curiosity. The units are spacious, no doubt, but they feel dated. The price range of ₹2.8 Cr – ₹3.1 Cr is high for what you get, even for a prime location like CP. For that kind of money, you can find newer, slightly smaller but modern flats in areas like Alaknanda or even some parts of Anand Vihar.

Exactly! My budget is also in that range, and I'm struggling to find value for money. Newer projects are either too far or way out of budget. This old vs new dilemma is real.

Totally agree. The project finished in 2010. That’s almost 14 years ago! While it's completed, you're buying into an older structure. Check the building’s condition properly – wiring, plumbing, everything. I saw a flat in Anand Niketan from the same period and it needed a lot of renovation work.

Dekho, location acchi hai no doubt, but Arya CP is a very old project, possession 2010 ka hai. Only 4 units hain total. Thoda research aur kar lo, itna bada investment hai.
CP is a great area, bhai! Connectivity is superb. Schools like DPS RK Puram are not too far, so kids ka commute bhi theek rahega.
