Finally buying in Hyderabad — but what's the *real* all-in cost?

Budget finalised, loan pre-approved — now stuck on the actual buying process. Fed up of renting, my landlord raised rent again, so finally taking the plunge in Hyderabad. I'm looking at a 3BHK in Kokapet, maybe Salarpuria Sattva. Beyond the base price, what are the actual all-in costs? How much should I realistically budget for stamp duty, registration, PLC, and those interior fit-out extras? Are there any hidden charges that only pop up at possession? Don't want any nasty surprises later.
