Finally buying in Kanakapura Road: my early observations

Paying rent feels like throwing money away, seriously. My landlord just hiked it again, so I'm finally taking the plunge. Kanakapura Road area mein projects dekh raha hoon, especially for a 3BHK. My budget is around ₹80L to ₹1.5Cr. I've been checking out a few places, but it's tough to compare apples to apples. One hack I found is always double-check the actual carpet area, not just the super built-up. Also, PLC charges add up fast. Any tips on which projects in that range are actually good value? Yaar, site visits pe kya important questions poochun? Hope this helps someone else too.
