Finally buying in Noida after years of rent

My lease ends in 3 months, and honestly, I'm so fed up of renting now. Finally taking the plunge for a 2BHK in Noida, budget around ₹70-80L. I'm looking at Sector 88, near the Expressway, thinking about its future potential. Builders like ACE Group and Mahagun have projects there, but I'm worried about the actual property prices. Are they justified, ya fir there's still negotiation room? Not sure about the real appreciation in 3-5 years. What's the scene for resale market later on? Koi hidden costs ya builder issues to nahi hain? Any advice on which projects to consider or avoid in this area for a first-time homebuyer? Hope this helps someone else too.
