Finally buying in Noida... Am I making a mistake?

Is Noida still a good investment for the next few years? Honestly not sure, my parents keep saying it's peaked. I'm looking at Sector 120, some projects by Prasu Infrabuild Pvt Ltd look promising. But is it all hype? I'm also torn between under-construction and ready-to-move. Heard so many horror stories about RERA and possession delays. My budget is around 80L, thinking 2BHK for rental income. Are advertised rental yields actually achievable? That's what I'm worried about. Ab samajh nahi aa raha, is it a trap? Should I just keep renting? Has anyone else felt this way before taking the plunge?
