Finally buying in Noida, Antriksh Grand View vs Shree Shyam?
Fed up of renting, finally taking the plunge. Antriksh Grand View is ready, but that price! Shree Shyam Villas is cheaper, but under construction. Is the risk worth it for the price difference? Plus, Grand View mein maintenance charges kitne hai? Anyone living there?

Grand View ke maintenance charges ka mujhe bhi idea chahiye. Aur Shree Shyam Villas ke liye, 2025 June ka possession date hai, but RERA not applicable? Iska matlab kya hai exactly? Builder se confirm kiya hai kya is baare mein?
Been there, done that! Booked an under-construction flat near Ajayabpur a few years back, builder ne itna delay kiya ki kya bataun. Ended up paying rent and EMI simultaneously for almost a year. Shree Shyam Villas ka possession date 2025 June hai, but without RERA, who knows? Antriksh Grand View ka price tag chubhega, but peace of mind milegi.
Congrats on taking the plunge! Shree Shyam Villas ke price range toh theek lag rahe hain, especially 1.3 Cr. But under construction projects mein delay ka darr rehta hai. Location kahan hai exactly? Alpha I Greater Noida ke paas hai kya?
Sahi baat hai, location matters. Antriksh Grand View is also well-located, but price difference kitna hai? If it's a huge jump, then maybe Shree Shyam could be considered, but only after proper due diligence on the RERA status and builder's past projects. Kya builder ka koi aur project time pe complete hua hai?
Location is key. Pari Chowk ke paas hai toh connectivity acchi hai, but current market conditions mein builders bahut cautious ho gaye hain. Many projects are facing liquidity issues. Under-construction without RERA is a huge gamble, especially when you're a first-time buyer. Ready-to-move mein thoda negotiation ka scope bhi mil jaata hai sometimes if you push hard.
Shree Shyam Villas is actually near Pari Chowk, so not exactly Alpha I, but quite accessible. That 1.3 Cr for a villa in Noida is a steal if they deliver on time. But the RERA part is making me skeptical too.
Shree Shyam Villas ka RERA number nahi hai? Bhai, that's a huge red flag for me. Ready-to-move is always safer, even if mehnga.
Haan, RERA is important, but for Shree Shyam Villas, it says 'Not Applicable'. Sometimes smaller projects ya plots mein RERA nahi hota. But if it's a villa project with 30 units, it should ideally have one. This needs clarification from the builder, bahut crucial point hai.
Totally agree. RERA ke bina toh risk double ho jaata hai. My friend got stuck with a project near Alpha II because of this.
