Fed up of renting, landlord raised rent again! Finally taking the plunge and buying. I'm looking at a couple of under-construction projects in Noida. Seriously confused after reading reviews online. Has anyone had on-time possession with Godrej in Noida? Or is it the usual delay tactics? Heard mixed things about their construction quality too. Ghar toh sahi banana chahiye na, after spending so much! Also, what about hidden charges with ATS? PLC vagarah kitna lete hain at the end? Should I be more worried about possession delays or hidden costs? Honestly not sure which builder to trust. Any experiences to share?

Don't fall for the 'sample flat' trap. They always show the best-case scenario. The actual flat might be very different.
I booked a flat in Sector 75 three years ago. Still waiting for possession. Builder ne phir se date extend kar diya lol.
Sector 150 ka avg rate 7k/sqft hai abhi. Consider that while comparing with other sectors. Also, check the carpet area carefully.
Which floor are you looking at? Ground floor avoid karna. Dampness issue hota hai.

Bhai, this builder ka track record bahut poor hai in terms of timely delivery. Check their previous projects' status on the RERA website. You can see the delay history there.
Mera bhi same experience tha 2 years ago. I was so stressed about choosing a builder. Finally went with a smaller developer, and so far, so good. Less fancy amenities, but at least they delivered on time.
RERA registration number check karo for both projects. That's the first thing you should do. It gives you some protection, at least on paper.

Sector 150 is becoming quite popular, especially with the new metro line extension planned. But it's far from the main city.
ATS Greens Village mein phase 1 wale toh bahut pareshan hain. They've been fighting for completion certificate for ages. Be careful.
Don't just rely on online reviews. Visit the sites, talk to existing residents if possible. Online reviews can be manipulated.

Haan, rainy season mein thoda problem hota hai. Drainage system itna accha nahi hai.

Sector 44 mein ek hai, aur Sector 150 mein bhi dekha. 150 wala thoda door hai but price is better.
ATS ka PLC toh loot hai, bhai loot! They'll find every excuse to charge you extra. Read the fine print VERY carefully. Possession delays are common with everyone, but hidden charges can really sting.
