Finally buying in Noida, but builders ka kya scene hai?

Fed up of renting, landlord ne phir rent badha diya. Socha finally EMI vs rent math sahi baith raha hai. I'm looking at projects around Noida Extension, but confused about builders. Heard mixed reviews about on-time delivery. Anyone has experience with actual possession dates vs promised dates for different builders? Also, construction quality kaisi hai after a few years? Plaster cracks toh nahi aa rahe? Honestly not sure which builder to trust. Advice please!
