posted on 28 MarFinally buying in Noida, EMI is killing me!
Fed up of renting, yaar! Finally taking the plunge. EMI vs rent math isn't adding up though. Is Noida Extension worth it for better ROI? Hans Group projects any better? Any advice?

So, OP, what did you decide? Did you finalize anything? Which project are you leaning towards?
Rising interest rates are making EMIs even more painful. Think carefully if you can afford it in the long run. Don't overstretch yourself.
Noida Extension is worth it ONLY if you get a good deal and the project is RERA registered. Otherwise, avoid it like the plague.
What's your budget and what are your priorities? That will help narrow down your options. Don't just chase ROI; think about your lifestyle.
Remember to factor in property tax and maintenance charges in your monthly expenses. It's not just the EMI. These hidden costs add up.
Overall, be very cautious with Hans Group. Research thoroughly before investing. Noida Extension has potential, but it's not a guaranteed win.
Sector 150 ka avg rate 7k/sqft hai abhi. It's a good option if you're looking for greenery and open spaces. But connectivity to Delhi is still a concern.
Possession mila kya kisi ko Hans Group se? If yes, please share your experience. It will help OP make an informed decision.
Don't forget to factor in registration charges, stamp duty, and other hidden costs. It adds up to a significant amount! Budget accordingly.
Builder ne phir se date extend kar diya lol. Welcome to Noida real estate! Prepare for delays and frustration. Keep all your paperwork in order.
Consider resale property too. You might get a better deal and avoid the risk of delayed possession. Check Propmyna listings for resale options.
Resale is a good option, but you need to be careful about the paperwork and legal due diligence. Get a good lawyer!
Which floor are you planning to buy? Ground floor mein drainage problems hote hain, especially during monsoon. High floor mein heat zyada lagti hai.
EMI is a commitment, but think long term. Property prices in Noida are only going to go up with the new Jewar airport coming up. Rent toh hamesha jaata rahega.
Jewar airport ka hype toh bahut hai, but it's still years away. Don't make a decision based solely on that. Infrastructure needs to catch up.
Exactly! Jewar airport is a long-term game. Focus on the current situation: infrastructure, amenities, connectivity. Don't get carried away by future promises.
Check the builder's financial health. Many builders are struggling with debt. You don't want your project to get stuck midway. RERA website has some info.
Good point! How do you check their financial health though? RERA website mein detailed financials nahi hote na?
Mera bhi same experience tha 2 years ago. Rent was unbearable, but EMI scared me. I bought in Sector 121. It's decent, but the metro connectivity is still a problem.
Sector 121 is good for families. Peaceful area. But yeah, the lack of direct metro is a pain. You have to rely on autos or cabs.
How much did you pay 2 years ago? Sector 121 rates have gone up like crazy since then!
Noida Extension is getting a bad rap. Some good projects are there. Just do your homework. Don't blindly believe everything you read online.
EMI killing you, I feel you bhai! Rent is dead money but EMI is a HUGE commitment. Noida Extension is a gamble, some projects are good, some are stuck. Hans Group... never heard great things. Check RERA records properly.
Noida Extension ROI depends on the sector, yaar. Some sectors are developing fast, others are still dustbowls. Which sector are you looking at? That makes a BIG difference.
Don't just look at ROI, look at quality of life. Noida Extension can be a pain with traffic and basic amenities. Sector 75 or 78 might be better, though pricier.
Hans Group? Bhai, be very careful. Check their past projects, visit the sites personally, and talk to existing owners. Delayed possessions are a common story in Noida.
Haan exactly, delayed possessions are a big problem. RERA mein complaint daal sakte ho, but it's a long process. Prevention is better than cure!
But Godrej and ATS are seriously overpriced now. Mid-segment buyer kaise afford karega? Hans Group might be a risk, but the price point is attractive.
Totally agree! Heard horror stories about Hans. Better to stick with established builders like Godrej or ATS, even if they are more expensive.
